John A. Russo
John heads the day-to-day management of the company. John’s involvement in the housing industry
goes back twenty seven years and includes sales, marketing, finance, and development of residential,
commercial and multifamily real estate in California, Utah, Arizona, Nevada and New Mexico. He has
been directly involved in the renewal of over Six Hundred (600) single family homes over the past Ten
(10) years in the Inland Empire area of Southern California. His experience includes everything from
total teardown, new construction, to minimum cosmetic improvements.
John is a graduate of Southern Utah University and currently holds a CCIM designation. His designation
places him in an elite class of only 7,500 real estate professionals worldwide who hold the CCIM
designation. The Commercial Investment Real Estate Institute recognizes the designation as being the
equivalent to a “PHD” in commercial investment real estate. John holds a “Life Time Credential” from
the State of California Community Colleges that enables him to teach all subject matters related to Real
Estate, including, but not limited to, Real Estate Law, Real Estate Practices, Real Estate Principles, and
Real Estate Ethics. John has also taught Real Estate Finance at University of California at Riverside
(UCR). In addition, he currently holds a California Real Estate Brokers License and is active in the
MRMLS multiple listing service that services both Riverside and San Bernardino Counties. John also
holds a BI General Contractors License and is currently the RMO for J.A. Russo Enterprises, Inc.
Construction Division. John has owned and operated four (4) real estate franchises, three (3) mortgage
companies, an escrow company and developed several single family and multifamily projects. John’s
experience and expertise in the area of low and moderate income housing will be instrumental to
Enterprise Equities, L.L.C. becoming a leader in its field.

Craig brings to J.A. Russo over thirty (30) years of construction management experience. His expertise
in the purchase of materials, contract negotiation and field supervision is a great asset to the firm.
Craig worked for several major developers, starting as a laborer and working his way to construction
management, which allowed him first-hand knowledge of the construction industry.

Craig Phillips
Dominick “Nick” Russo has been a licensed contractor for over twenty seven (27) years; he has also
held a California Real Estate Brokers License for the same period of time. Nick has successfully
developed several single family and multifamily projects throughout the Inland Empire. He has the
responsibility of overseeing the construction of all new projects, including but not limited to, contract
negotiations, scheduling sub-contractors, material estimates and coordinating all on-site construction
concerns. In addition to his experience and tenure in the construction industry, he is also a 203k HUD
Inspector, which has allowed him to sharpen his estimating skills and stay current on material costs.

Diane O'Neal

Diane has been an accounting executive for a private real estate holding company for several years.
Diane has been with J. A. Russo Enterprises, Inc. for five (5) years and is familiar with several different
property management software programs. She is a multi-task individual, and is a licensed real estate
agent whom currently assists in the real estate sales division.
